Committee chairpersons or their designees communicate and coordinate with the association director on routine matters, and with the board of directors at monthly meetings. Their job is to help you plan a project that will meet the high aesthetic standards of MCCA and avoid costly reparation for any unapproved projects. ACC approval is required for nearly all exterior projects. Contacting the ACC is a crucial part of the project planning process for all MCCA residents \u2014 whether owner or renter. Please refer to the\u00a0<a href=\"https:\/\/mcca.info\/wp-content\/uploads\/2020\/11\/ACC-Charter-2020.pdf\" target=\"_blank\" rel=\"noopener\"><u>ACC Committee Charter<\/u><\/a>\u00a0for more information about this committee.<\/p>\n<p><b><i>Please note<\/i><\/b>: While many applications are approved within two weeks, the process can take up to one month. Please plan accordingly.<\/p>\n<p><a href=\"https:\/\/mcca.info\/?page_id=40\"><u>Contact the MCCA office<\/u><\/a> about any exterior project to confirm application requirements. All <span style=\"text-decoration: underline;\"><a href=\"https:\/\/mcca.info\/?page_id=109\">application forms<\/a><\/span> can be found online for your convenience.<\/p>\n<h5>Primary Duties<\/h5>\n<ul>\n<li>Reviews and approves applications for all exterior home maintenance and improvement projects, including, but not limited to:<\/li>\n<\/ul>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li>all exterior paint (body, trim, doors, outbuildings) \u00a0and siding<\/li>\n<li>roofing<\/li>\n<li>window and door replacement<\/li>\n<li>landscaping, including driveways and retaining walls<\/li>\n<li>fencing (new and replacement)\u00a0<\/li>\n<li>home additions<\/li>\n<li>patio or deck replacement<\/li>\n<li>shed or storage building<\/li>\n<li>air conditioning or heat pump unit installation\u00a0<\/li>\n<li>installations such as sports courts, tree houses, play structures, trampolines<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<ul>\n<li>Reviews and approves applications for tree maintenance and removal; ensures compliance with replanting requirements; organizes MCCA arborist days<\/li>\n<li>Consults regarding new housing starts<\/li>\n<li>Routinely reviews and amends architectural guidelines for MCCA project permitting, making recommendations to the board as required.<\/li>\n<\/ul><\/div>\n\t\t\t\t\t\t\t\t\t<div class=\"elementor-tab-title elementor-tab-mobile-title\" aria-selected=\"false\" data-tab=\"2\" role=\"tab\" tabindex=\"-1\" aria-controls=\"elementor-tab-content-2512\" aria-expanded=\"false\">Covenant<\/div>\n\t\t\t\t\t<div id=\"elementor-tab-content-2512\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"2\" role=\"tabpanel\" aria-labelledby=\"elementor-tab-title-2512\" tabindex=\"0\" hidden=\"hidden\"><p>The <a id=\"CC\"><\/a>MCCA Covenant Committee <i>enforces<\/i> the legal covenants that oblige all MCCA residents \u2014 whether owner or renter \u2014 to maintain our high community standards. The efforts of this committee promote the beauty of MCCA, preserving and enhancing its ambience and property values. Please refer to the<a href=\"https:\/\/mcca.info\/wp-content\/uploads\/2022\/08\/Covenant-Committee-Charter-2021-1.pdf\" target=\"_blank\" rel=\"noopener\"> <u>Covenant Committee Charter<\/u><\/a>\u00a0for more information.<\/p>\n<p>Primary duties include enforcing covenants related, but not limited, to:<\/p>\n<ul>\n<li>landscaping and yard maintenance<\/li>\n<li>fencing<\/li>\n<li>driveways<\/li>\n<li>cordwood<\/li>\n<li>visible waste containers<\/li>\n<li>antennas and satellite dishes<\/li>\n<li>heat pump or A\/C sites<\/li>\n<li>holiday lights<\/li>\n<li>swimming pools<\/li>\n<li>installations such as tree houses, play structures (including trampolines), sport courts, storage sheds<\/li>\n<li>exterior painting<\/li>\n<li>home-based businesses<\/li>\n<li>unapproved projects<\/li>\n<li>other issues as required<\/li>\n<\/ul>\n<p>Potential infractions are brought to the committee\u2019s attention via\u00a0<span style=\"text-decoration: underline;\"><a href=\"https:\/\/mcca.info\/?page_id=109#complaints\" rel=\"noopener\">confidential resident complaints<\/a><\/span>\u00a0and regular committee inspections. When the committee receives a complaint, members review possible violations, coordinate with the MCCA office to send letters or other communication regarding the violation, and work to resolve the complaint in a reasonable manner.<\/p><\/div>\n\t\t\t\t\t\t\t\t\t<div class=\"elementor-tab-title elementor-tab-mobile-title\" aria-selected=\"false\" data-tab=\"3\" role=\"tab\" tabindex=\"-1\" aria-controls=\"elementor-tab-content-2513\" aria-expanded=\"false\">Inspection & Engineering<\/div>\n\t\t\t\t\t<div id=\"elementor-tab-content-2513\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"3\" role=\"tabpanel\" aria-labelledby=\"elementor-tab-title-2513\" tabindex=\"0\" hidden=\"hidden\"><p>The <a id=\"maintenance\"><\/a>MCCA Inspection &amp; Engineering Committee\u2019s mission is to advise and assist the association director and the board of directors on matters that protect the value and desirability of the MCCA-owned properties; preserving MCCA common areas and facilities (shown in green on our <span style=\"text-decoration: underline;\"><a href=\"https:\/\/mcca.info\/?page_id=451\" rel=\"noopener\">trail map<\/a><\/span>).<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>The scope of this Committee\u2019s responsibility includes:<\/p>\n<ul>\n<li>All common areas<\/li>\n<li>Nature preserve including features such as signs, trails, bridges<\/li>\n<li>Pocket parks and play areas<\/li>\n<li>MCCA trails\/sidewalks\/paths<\/li>\n<\/ul>\n<p>Please refer to the\u00a0<a href=\"https:\/\/mcca.info\/wp-content\/uploads\/2020\/11\/Inspection-and-Engineering-Committee-Charter.pdf\" target=\"_blank\" rel=\"noopener\"><u>Inspection &amp; Engineering Committee Charter<\/u><\/a>\u00a0for more information.<\/p>\n<p>The Committee\u2019s focus is on annual inspection of association infrastructure and assets. These annual inspections, with amendments throughout the year, are submitted to the Association Director who works with the Maintenance Department to prioritize and schedule projects.<\/p>\n<p>We are always looking for volunteers and would love to hear from you. The members of this committee are required to pass a background check. They travel their route on foot or bike and are always available for questions or to provide assistance.
